Yes- In fact, crack sealing is the #1 most effective asphalt preservation action that can be taken to prolong the useful life of asphalt. Crack sealing is the foundation of effective asphalt preservation. This involves filling and sealing the crack with a hot rubberized crack filler. We use Deery Crack Super Stretch Sealant which is fast curing and dries in just 30 minutes. This sealant is perfect for areas like the Northwest that receive a lot of rain and ice. It is highly waterproof and also salt-resistant. Crack sealing is the most simple and effective way to extend the life of asphalt and ensure safe a safe walking and driving surface for your customers, staff, visitors and family.

Ideally, parking lots and driveways should be sealcoated every 2-3 years with the frequency depending on the amount of traffic, harsh weather, chemicals and oils on your lot. Regular sealing and maintenance will vastly increase the life of your asphalt stretching the asphalt life from an average of 15 years to 30 or more years. 

Alligator cracking is easily recognized by a series of cracks grouped together in one area, resembling the scales of an alligator. This type of cracking is  symptomatic of structural failure in the subgrade caused by  having been eroded by water intrusion. Usually the closer the cracks are together, the more shallow the failure, and the further the cracks are apart, the deeper the failure. We can help to  fill areas of alligator cracking which will improve the look of asphalt and also help prevent further deterioration into potholes. 

Sealcoating your driveway or parking lot is an expensive investment so it is important that the sealcoat is allowed to properly dry and cure before driving on it. In ideal sunny conditions, the sealcoat must dry a minimum of 12 hours, but if it is overcast or really humid, the drying and curing process can be longer. For best results, plan to drive on the sealcoat 24-72 hours after sealcoat was applied.

The sealcoating season runs from late spring to early fall. But it depends on the weather conditions. The temperature needs to be above 50F degrees and conditions must be dry. We stop sealcoating when the leaves start to fall as falling leaves on fresh sealcoat will mar the finish and negatively affect the overall result. 

Yes, you should repair potholes as soon as they appear. Potholes are a dangerous hazard to pedestrians and motorists. If someone trips and falls on a pothole in a parking lot or damages their car, you as the landowner or property could be found liable, even if you didn't cause the pothole, you are still responsible for making the area safe.  Potholes only get deeper over time. The sooner you fill a pothole, the better.
